HPA – No Match No Fee Policy

At Student Housing Hunter, we offer a No Match, No Fee Policy for Housing Placement Assistance (HPA) services provided to our clients. The following terms and conditions apply.

1. Scope of the No Match No Fee Policy

1.1 This No Match, No Fee Policy applies exclusively to the Housing Placement Assistance (HPA) service.

1.2 The policy is only applicable if explicitly agreed upon in writing between Student Housing Hunter (SHH) and the client.

2. Payment Structure

2.1 A down payment is required at the time of booking. This confirms the client’s commitment and allows SHH to initiate the housing search.

2.2 The commission or service fee structure will be agreed upon in writing between SHH and the client before services begin.

2.3 If SHH cannot provide a suitable housing offer that matches the requirements specified by the client in the booking form within the agreed timeframe, the paid fees will be refunded under this policy.

2.4 If the client withdraws or cancels the booking before the agreed timeframe expires, SHH reserves the right to invoice the full service fee, as work will already have been performed and costs incurred.

3. Budget Requirements and Desired Move-In Dates

3.1 To optimise the likelihood of securing suitable housing, SHH advises the following minimum monthly budgets (excluding utilities and additional costs). These are guideline amounts and may vary by city and market conditions:

  • Netherlands: shared rooms from €950; studios from €1,600; two-bedroom apartments from €2,000; three-bedroom apartments from €2,400.

  • Spain: rooms in shared apartments from €400–700 (in major cities such as Valencia, Madrid and Barcelona from €500–1,200).

  • United States: rooms in shared apartments from USD 1,800 (higher in cities such as New York, Boston, Los Angeles).

  • China: rooms in shared apartments from CNY 7000, private apartments from CNY 16,000 (significantly higher in Beijing and Shanghai).

  • Dubai: shared rooms from AED 2,500–4,500; studios/one-bedroom apartments from AED 4,500–8,000 depending on the area.

3.2 Clients may book with a lower budget, but this can significantly reduce the availability of options. If no accommodation can be secured due to budget constraints, SHH may apply an administration fee between €75 and €150 to cover transaction costs related to handling prepayments and refunds.

3.3 Clients who wish to understand the likelihood of securing accommodation with their chosen budget are encouraged to contact SHH before booking for an assessment of realistic options in their destination.

3.4 The “desired move-in date” includes a flexibility window of up to 7 days earlier or later. This flexibility improves the chances of finding suitable accommodation.

3.5 The HPA service covers searches for contracts up to 12 months. Longer rental periods fall outside the scope of this service and may not result in feasible placement outcomes.

4. Booking Confirmation and Acceptance of Offers

4.1 Once SHH presents an accommodation offer that meets the requirements specified in the client’s booking form, the client must initiate the booking process within 72 hours.

4.2 Failure to confirm within this timeframe may result in cancellation of the HPA service. In such cases, fees remain due, as SHH will have fulfilled its obligations by presenting a suitable offer.

4.3 If the client rejects an accommodation offer that matches the requirements stated in the booking form, SHH reserves the right to invoice the full service fee. To continue the search, the client must initiate a new Housing Placement Assistance booking with updated or adjusted requirements, since the previous offer already fulfilled the initial conditions.

Clients are reminded that SHH conducts the search strictly based on the requirements provided by the client, and that the housing market is competitive and limited — it is not possible to select freely from unlimited options.

4.4 If the client does not specify detailed requirements in the booking form, this implies acceptance of any accommodation option within the stated budget and selected area.

5. Termination

5.1 Either party may terminate the agreement in accordance with the termination provisions set out in the general terms and conditions.

6. Additional Terms

6.1 This No Match, No Fee Policy is subject to SHH’s General Terms and Conditions, which apply to all services.

6.2 SHH may amend this policy at any time by providing written notice to the client.
