General Terms and Conditions
Please take the time to carefully read these General Terms and Conditions before using our Services. By engaging our services, you confirm that you have read, understood, and accepted these terms.
1. Scope of Application
1.1 These General Terms and Conditions apply to all services (“Services”) provided by Student Housing Hunter, a trade name of Elpis ICS L.L.C-FZ, registered in the Meydan Free Zone, Dubai, United Arab Emirates (“SHH” or “We”).
1.2 These Terms and Conditions apply to all clients (“Client” or “You”) who engage SHH in connection with housing search, relocation support, or other related services.
1.3 By using our Services, you agree to be bound by these Terms and Conditions. If you do not agree, please refrain from using our Services.
2. Service Provision
2.1 SHH offers a range of services including, but not limited to: housing placement assistance, relocation packages, housing advisory and consulting, administrative and contractual support, and tenant support.
2.2 We will provide our Services to the best of our ability, in line with professional standards, and in accordance with applicable UAE laws and regulations.
2.3 SHH reserves the right to refuse, suspend, or terminate services at its sole discretion, without the obligation to provide reasons.
2.4 Services not included in our standard offerings (e.g. not part of Housing Placement Assistance or Relocation Packages) may be charged at an hourly rate of €198 per hour (minimum €99 per 30 minutes), referred to as the Housing Consult Fee.
3. Information and Confidentiality
3.1 The Client is responsible for providing timely, complete, and accurate information. For Housing Placement Assistance, this includes proof of enrollment and details of a guarantor who accepts full responsibility for the tenancy agreement.
3.2 SHH treats all information provided as confidential and will only use it for the purposes of delivering Services, in line with our [Privacy Statement].
3.3 Where necessary, SHH may share relevant information with third parties, but only with the Client’s consent or if required by law.
4. Commission and Payment
4.1 SHH is entitled to a commission or service fee as agreed in writing with the Client.
4.2 Payment is due as per the agreed structure and timeframe. Unless explicitly stated otherwise, full payment is due upon confirmation of the service or booking.
4.3 Expenses incurred outside standard services (such as notarisation fees, government fees, or third-party provider costs) will be invoiced separately if applicable.
4.4 All fees are communicated in euros (EUR) as the default reference currency, as most of our Clients are based in the European Union. Payments in other currencies may be accepted upon request. Exchange rates and transaction fees may apply.
4.5 In case of late payment, SHH reserves the right to charge statutory interest and reasonable collection costs.
5. Liability
5.1 SHH provides its Services on a best-efforts basis and does not guarantee specific outcomes, such as the successful conclusion of a tenancy agreement.
5.2 SHH is not liable for direct, indirect, incidental, or consequential damages arising from the use of our Services.
5.3 SHH is not responsible for the accuracy, reliability, or completeness of information provided by third parties or housing providers.
6. Termination
6.1 The Client may terminate the Services at any time by written notice. However, agreed cancellation and refund conditions, as outlined in the Cancellation Policy and No Match No Fee Policy, will apply.
6.2 SHH may suspend or terminate the Services if the Client breaches these Terms and Conditions, fails to pay, or acts in a manner harmful to SHH or its partners.
7. Applicable Law and Dispute Resolution
7.1 These Terms and Conditions, as well as all agreements and disputes arising from them, shall be governed exclusively by the laws of the United Arab Emirates (UAE).
7.2 Any disputes shall be submitted to the exclusive jurisdiction of the competent courts of Dubai, UAE.
