General Terms and Conditions

Please take the time to carefully read these General Terms and Conditions before using our Services.

Scope of Application

1.1 These General Terms and Conditions apply to the services ("Services") provided by Student Housing Hunter (Trade name of Omega Vastgoed B.V. – Chamber of Commerce 88304612) ("SHH" or "We") to clients ("Clients" or "You") in relation to real estate transactions and other related services.

1.2 By using our Services, you agree to these General Terms and Conditions. If you do not agree to these General Terms and Conditions, please do not use our Services.

Service Provision

2.1 SHH offers various services in student housing services, including but not limited to student accommodation searches and placements, housing advisory and consulting services, assistance with housing-related paperwork and contracts, tenant support and dispute resolution.

2.2 We will provide our services to the best of our abilities and with due care, in accordance with applicable laws and regulations and professional standards.

2.3 SHH reserves the right to refuse or terminate certain services, at our sole discretion and without giving any reasons.

2.4 Any services that fall outside the scope of what our standard offerings entail, such as those not included in the Housing Placement Assistance, we provide these services at an hourly rate of 198 EUR per hour (minimum 99 EUR per 30 minutes, as the Housing Consult Fee).

Information and Confidentiality

3.1 The client is responsible for providing timely, accurate, and complete information when requested, and, in the case of house placement assistance services, he is able to at least provide a proof of enrollment to a university and a guarantor who will take full responsibiity for the tenancy agreement by signing as a guarantor.

3.2 SHH will treat all provided information as confidential and will only use it for the purpose of providing the services. Our privacy statement applies to the processing of personal data.

3.3 SHH may, if necessary, share relevant information with involved parties such as potential buyers, sellers, landlords, tenants, notaries, financial institutions, etc., but only with your consent or as required by law.

Commission and Payment

4.1 SHH is entitled to a commission or fee for the services rendered, as agreed between SHH and the Client.

4.2 The commission or fee is due upon successful booking of the services, unless otherwise agreed.

4.3 Any expenses incurred, such as advertising costs, valuation fees, and legal costs, may be invoiced separately.

4.4 Payment must be made within the agreed upon timeframe, unless otherwise agreed. In case of late payment, SHH reserves the right to charge statutory interest and collection costs.


5.1 SHH strives to perform the Services properly but cannot provide an absolute guarantee regarding the results of transactions or other services.

5.2 SHH is not liable for any direct, indirect, incidental, consequential, or special damages arising out of or in connection with the use of our Services.

5.3 SHH is not responsible for the accuracy, completeness, or reliability of information provided by third parties, such as sellers, landlords, or other parties.


6.1 Clients have the right to terminate the Services at any time by providing written notice to SHH.

6.2 SHH reserves the right to terminate or suspend the Services if the Client breaches these General Terms and Conditions or the agreed-upon arrangements, or if SHH believes that the cooperation is harmful to SHH or other involved parties.

Applicable Law and Dispute Resolution

7.1 These General Terms and Conditions are governed by the laws of the Netherlands.

7.2 Any disputes arising out of or in connection with these General Terms and Conditions or the agreement shall be submitted to the court of The Hague.
